Real Estate Investors Remain a Powerful Force in Today’s Housing Market

While real estate investor activity has cooled from the peak years of the pandemic, investors still play a significant role in shaping today’s housing market. A new report from the National Association of Realtors’ consumer website shows that investors continue to influence pricing and competition — especially in both high-cost and lower-priced regions.
According to the report, investors are willing to pay a premium for homes in expensive markets while simultaneously targeting more affordable properties in lower-cost areas. This dual strategy creates tougher competition for traditional homebuyers, many of whom are already struggling with elevated mortgage rates, rising home prices, and tight inventory.
Why Investors Still Have an Edge
Danielle Hale, the site’s chief economist, explains that investors face fewer obstacles compared to the average buyer.“Even as investors pull back from pandemic-era activity, they’re facing fewer headwinds than many typical buyers,” Hale said. “With affordability still stretched and inventory tight, many would-be buyers remain sidelined, giving investors a larger share of the market and, in some areas, more influence over prices.”
Investors often purchase with cash or use flexible financing, allowing them to move quickly and present stronger offers. This can crowd out first-time buyers or budget-conscious shoppers who cannot compete on speed or certainty.
Investor Market Share Remains Small — But Impactful
Despite their influence, investors still make up a relatively small share of total buyers. During the second quarter, investor market share rose slightly but remained just under 11% of all purchases. That means nearly one in ten homes is being purchased by an investor — a meaningful portion, but not enough to dominate the market.
The takeaway for buyers is clear: while investors are less aggressive than they were a few years ago, they continue to shape pricing trends and competition in both costly and affordable markets.
